About Kingston Court Retail Park

Kingston Court Retail Park is a modern retail development ideally situated just 4 miles north of Newcastle City Centre. The park is close to the junction of the A1 Western By Pass and A696, with Kingston Park Bus and Metro Stations adjoining the site. The scheme comprises 11 units of retail warehouse space featuring large glazed shop fronts and covered walkways. Anchored by a full-line Marks & Spencer, the park is home to national occupiers including Boots, Next, Specsavers, Superdrug, and Greggs. The development provides approximately 92,000 sq ft of retail accommodation with 320 car parking spaces, 24-hour security, and CCTV coverage.

The Property

The structure features large glazed shop fronts and covered walkways, presenting a cohesive and contemporary external appearance. Internally, the units are of steel portal frame construction, allowing for flexible open-plan retail areas. Some units have been fitted with mezzanine floors, maximising the available retail or storage space. The internal finishes vary between units, from exposed structural elements and services in shell condition to fully fitted-out retail spaces with suspended ceilings and a variety of flooring materials.

On the day of the survey, Kingston Court Retail Park was occupied, with 10 out of the 11 units trading as normal and one vacant. The property was in good condition with no obstacles or restrictions, allowing our team to efficiently capture detailed data and deliver precise area calculations.

Survey & Delivery Process

Our team attended Kingston Court Retail Park on 9 February 2026 to conduct a comprehensive 3D laser scan of all 11 units. Using advanced scanning technology, we captured highly accurate point cloud data throughout the property, enabling us to produce detailed floor plans and precise area calculations to RICS and IPMS standards.

The completed Area Measurement report, including illustrated floor plans, a schedule of areas, and a letter of reliance, was delivered within one week of the survey on 20 February 2026.
